What Happens After You Accept an Offer on Your Home?

The Contract-to-Close Journey

Accepting an offer is an important milestone, but your home is not officially sold until the transaction closes and the funds are delivered.

The period between accepting an offer and closing can involve inspections, repair negotiations, financing, appraisal, title work, documentation, deadlines, and final preparations. A missed deadline or unresolved issue can delay the transaction—or cause the contract to fall apart.

What Happens After Your Home Goes Under Contract?

1. Option Period and Buyer Inspections

In many Texas real estate contracts, the buyer receives a negotiated option period that allows time to inspect the property and evaluate its condition.

The buyer may hire licensed professionals to inspect the home’s:

  • Structure and foundation
  • Roof
  • Plumbing
  • Electrical systems
  • Heating and air conditioning
  • Appliances
  • Windows and doors
  • Pool and outdoor features
  • Other visible components of the property

The inspection does not automatically require the seller to make repairs. It provides the buyer with information they may use when deciding how to proceed.

2. Repair Negotiations

After reviewing the inspection report, the buyer may:

  • Accept the home in its current condition
  • Request specific repairs
  • Request a financial concession
  • Request a price adjustment
  • Terminate the contract within the applicable option-period deadline

Not every repair request is reasonable, necessary, or worth accepting.

3. Appraisal and Buyer Financing

When the buyer is using a mortgage, the lender will typically order an appraisal to provide an independent opinion of the property’s value.

The lender also continues reviewing the buyer’s:

  • Income
  • Employment
  • Credit
  • Assets
  • Debts
  • Bank statements
  • Loan documentation

A preapproval does not guarantee final loan approval. The buyer must continue satisfying the lender’s requirements until closing.

If the appraisal comes in below the contract price, the parties may need to evaluate the appraisal, the contract terms, available supporting sales, and possible solutions.

Depending on the circumstances, those solutions could include:

  • Challenging the appraisal
  • Providing additional comparable sales
  • Renegotiating the price
  • Having the buyer contribute additional cash
  • Reaching another negotiated agreement

4. Title, Survey and HOA Review

The title company researches the property’s ownership history and identifies matters that could affect the transfer of ownership.

This process may include reviewing:

  • Existing liens
  • Unpaid taxes
  • Judgments
  • Ownership records

  • Survey matters
  • Homeowners association documents

The seller may also need to provide an existing survey or arrange for a new survey, depending on the contract and whether the current survey is acceptable.

For properties located within a homeowners association, the buyer may receive and review the applicable resale certificate, governing documents, fees and restrictions.

5. Final Walk-Through

Shortly before closing, the buyer will usually complete a final walk-through.

This is not intended to be a new inspection. It allows the buyer to confirm that:

  • The property remains in the expected condition
  • Negotiated repairs have been completed
  • Included fixtures and items remain with the home
  • The seller has removed personal belongings and debris
  • No significant damage has occurred since the contract was signed

6. Closing and Funding

Before closing, the title company prepares the final settlement documents and provides the seller with the amount expected to be received after applicable expenses, loan payoffs, taxes, commissions, credits and other charges.

At closing, the seller signs the documents required to transfer ownership.

However, signing does not always mean the transaction has funded.

The sale is complete after the lender authorizes funding, the title company receives the required funds and the transaction is officially completed. The keys and possession are then delivered according to the terms of the contract.

What Could Delay a Home Closing?

Even a strong transaction can encounter complications.

Common causes of closing delays include:

  • Buyer financing problems
  • Appraisal issues
  • Unresolved repair negotiations
  • Title defects or liens
  • Missing documents
  • Survey problems
  • HOA-document delays
  • Insurance concerns
  • Uncompleted repairs
  • Last-minute changes to the buyer’s finances
  • Missed contract deadlines

As closing approaches, sellers should generally prepare to:

  • Retain receipts and supporting documentation
  • Maintain the property through closing
  • Continue utilities and insurance as required
  • Remove personal property and trash
  • Gather keys, remotes and access devices
  • Review title-company instructions
  • Avoid sending sensitive information without verifying the recipient
  • Confirm wire instructions directly with the title company
  • Be ready for the buyer’s final walk-through

Never rely solely on emailed wiring instructions. Wire fraud is a serious risk in real estate transactions. Always independently verify instructions with the title company using a trusted telephone number.
