Ask Linda™ · Episode 3
A Realtor’s first walkthrough is a chance to understand your home and build a practical selling plan. Linda explains what she notices and why it matters.
A walkthrough helps prioritize the right work
Linda looks at the property through a buyer’s eyes: first impressions, condition, light, presentation and repairs that might matter before listing. The goal is to identify opportunities, not criticize your home.
Every home and seller has a different timeline. A walkthrough helps separate worthwhile preparation from projects you can skip, so you can move forward with more clarity.
Episode Notes: What Linda Reviews During a Home Walkthrough
A walkthrough begins with how buyers are likely to experience the property. Curb appeal forms an impression before they enter; inside, light, room flow, furniture placement, maintenance, and visual distractions can affect how the home’s strengths come across.
Linda looks for changes that may improve presentation and separates them from projects unlikely to help. For one home that could mean repairs or an update. For another, decluttering, shifting furniture, or improving lighting may be enough.
Recommendations should fit the home’s condition, the seller’s timing, budget, and goals. The purpose is to prioritize work that may support the sale, not to create an expensive list of renovations.
