Ask Linda™ · Episode 4
Before you spend money on a renovation, understand whether it will help your sale. Linda explains how to evaluate improvements for your home and market.
Make an improvement plan before you spend
A new kitchen or flooring may sound like an obvious selling advantage, but the return depends on the property, competing listings and what local buyers expect. Some projects make sense; others may not pay off.
An early conversation gives you a chance to compare the cost and potential value of each project and focus on the work that supports your selling goals.
Episode Notes: How to Decide Whether to Remodel Before Selling
A renovation can help in some cases, but a seller should compare its cost with what local buyers are likely to value. New flooring, countertops, a bathroom update, or a full kitchen remodel will not necessarily return their cost at closing.
Depending on the home, paint, landscaping, repairs, staging, or better presentation may be a stronger use of the budget. Personal design choices also may not appeal to every buyer.
Before committing to a major project, review the property and its competing listings. A plan specific to your neighborhood, likely buyer, budget, and timing can help you decide what to change and what to leave alone.
