Best Real Estate Agent in Plano, TX: How to Choose Yours

Updated on: October 29, 2026

The best real estate agent in Plano, TX, is the licensed agent whose recent Plano transactions, responsiveness and negotiating approach fit your home, price range and goals, and you confirm that fit by checking rather than by reputation alone. Gary and Linda Bale of Bale Real Estate Group, former Plano homeowners, wrote this guide for buyers and sellers comparing agents.

October 2026

Key takeaway

The right Plano agent is the one you have checked, not the one ranked highest. Confirm the license on the state lookup, compare recent Plano deals like yours and reviews on more than one platform, and interview a few agents. Before you sign, read the written listing or buyer agreement, including its term and how compensation is set.

Who this guide is for

It is written for Plano, TX, buyers and sellers deciding which real estate agent to hire, including those buying or selling higher-priced homes.

Choosing a Plano real estate agent at a glance

  • Check license and sponsoring broker on TREC’s License Holder Search.
  • Expect the brokerage-services notice at your first substantive conversation about a specific property.
  • Commission is negotiable; buyers sign a written agreement before tours.
  • The option fee buys a set window to inspect and walk away.
  • Magazine top-realtor lists rank closed sales volume, not service quality.

Why your Plano agent choice matters

Plano’s housing differs sharply from one part of the city to the next. Established neighborhoods have aging systems and renovations of varying quality. The city also includes luxury enclaves, golf-course communities, townhomes, high-rise residences and newer development near Legacy West. An agent who has recently bought or sold your kind of home in your part of Plano reads condition, pricing and buyer objections better than a citywide average can. That home-by-home reading is how Bale Real Estate Group works, drawing on Gary and Linda Bale’s experience as former Plano homeowners.

Plano home prices and sales trends shift through the year, so check current figures before you set a budget or a list price.

How to choose a Realtor in Plano: a checklist

  1. Verify the license: Search the agent’s name or license number on the Texas Real Estate Commission’s License Holder Search. It is free and needs no login. It shows the license type (sales agent or broker), status, expiration date, sponsoring broker and any disciplinary actions TREC has published.
  2. Ask for comparable deals: Request recent Plano transactions similar to yours in price range, home type and part of the city. Make sure they are on the side you need, buyer or seller.
  3. Read reviews on more than one platform: Look for recent reviews that describe a deal like yours.
  4. Interview at least three agents: Compare answers to the same questions.
  5. Find out who does the work: Ask whether the agent, a team member or an assistant will handle your showings, calls and negotiations.
  6. Understand who represents whom: Under TREC Rule 531.20 and Texas Occupations Code §1101.558, an agent must give you the written Information About Brokerage Services notice at the first substantive conversation about a specific property. It explains how an agent can represent you, as buyer’s agent, seller’s agent or intermediary, and where to find help. Since January 1, 2026, the updated form also covers a non-representation status and written-agreement requirements. An agent talking with you at an open house about that property does not have to provide it.
  7. Read the agreement before signing: Check its term, termination terms and how compensation is set.

Questions to ask in each interview:

  • How do you set or test a price?
  • How will you write a competitive offer or handle multiple offers?
  • How quickly do you respond, and by phone, text or email?
  • What happens if the agreement needs to end early?
  • Which two or three recent clients can serve as references?

Best vs. top Realtors in Plano: reading rankings and reviews

Each kind of top-agent list measures something different.

  • Local magazine lists: These usually rank agents by closed residential sales volume reported to the regional MLS (NTREIS in North Texas) for one calendar year. That shows volume and price point, not communication, negotiation or client satisfaction, and the data year may be out of date. Dollar volume rises with price, so an agent with a few high-priced sales can outrank one who closes many homes in your range. Read the list’s methodology note for its data source and the date the data was pulled.
  • Directories and review portals: These sort agents by reviews, recent sales or ZIP code. Some are referral services, so ask how you were matched with an agent and whether a referral fee comes out of the commission.
  • Star ratings: A rating means more when it rests on many recent reviews than on a few old ones.

Use the lists to build a shortlist, then put each name through the checklist and let the interview decide. An agent’s recent Plano deals matter more than where their office is.

What to look for in a Plano buyer’s agent

Test these qualities in the interview:

  • Responsiveness: how fast they reply and book showings when homes move quickly.
  • Offer strategy: how they build an offer around comparable closed sales, competing listings, financing, appraisal and terms.
  • Local and property-specific knowledge: the differences across Plano and costs such as taxes, HOA dues and special district obligations.
  • Option-period management: how they schedule inspections and repair negotiations.

Paragraph 5 of the TREC One to Four Family Residential Contract sets out the option fee for Texas resale homes. The fee buys an unrestricted right to terminate during a negotiated option period. The buyer delivers the option fee and earnest money to the title company within 3 days after the Effective Date. If you terminate during the option period, the option fee is not refunded. If you close, it is credited to the sales price.

Gary and Linda connect a home’s condition, major systems and renovations to pricing, inspections and offer terms. When considering new construction, involve your own representative before visiting or registering with a builder so you can understand the builder’s representation requirements. What to look for in a Plano listing agent

Your home competes with the alternatives buyers can purchase today, so test how a listing agent would position it:

  • Pricing method: whether the price rests on relevant closed sales and the listings your home competes with now, not a citywide average. Location, lot, layout, condition and improvements all shape a Plano property valuation.
  • Marketing plan: photography, staging advice and where the listing will appear.
  • Preparation advice: In established Plano neighborhoods, aging windows, HVAC systems, roofing, cast-iron plumbing, electrical components and dated interiors can lower what buyers offer. A good agent weighs each improvement’s likely payoff against its cost and the condition of competing homes before you spend.
  • Communication: how often you will hear from them during showings and offers.
  • Track record: how their recent Plano listings sold.

Our Pre-Listing Appointment can begin months before your move, giving you time to make decisions without pressure.

Luxury and specialty agents in Plano

Higher-priced and unusual homes call for different skills. Expect an agent to price a home that has few true comparable sales and to match photography and presentation to the price point. They should also offer private marketing if you want it and screen showings carefully.

Specialty homes add their own checks. With golf-course homes, compare the individual lot, views and proximity to golf; course access and membership are separate from the home. With high-rises, compare HOA costs, building services, parking and the unit’s own views. Willow Bend and West Plano homes vary widely in architecture, lot setting and renovations, so ask any agent for recent sales of that kind of property in that specific area.

How real estate agents are paid in Plano

Commission is negotiable and set in writing: in the listing agreement if you are selling, or the buyer representation agreement if you are buying. It is usually a share of the sale price, paid at closing, and can be divided between the listing and buyer’s brokerages. Each brokerage then pays its agent under its own split, so the agent keeps less than the full commission.

To estimate what an agent makes on any price, such as a $300,000 house, follow three steps:

  1. Multiply the agreed rate by $300,000.
  2. If the commission is divided, set aside the other brokerage’s share.
  3. Apply the agent’s split with their own brokerage.

What remains is the agent’s pay.

NAR settlement practice changes took effect August 17, 2024. They required MLS participants to have a written buyer agreement before touring a home. Texas Occupations Code §1101.563, effective January 1, 2026, requires a written agreement before an agent shows you any residential property, or before presenting an offer if no home is shown. Texas REALTORS publishes two forms that meet the rule: the Residential Buyer/Tenant Representation Agreement (TXR 1501) and a shorter, non-exclusive showing-only agreement. Ask for a copy to review before your first tour.

Since those 2024 changes, offers of compensation to buyer brokers no longer appear in the MLS, including NTREIS. A Plano seller can still agree to pay toward the buyer’s agent outside the MLS. This can be done through concessions negotiated in the purchase contract or a separate written agreement.

Commission rates and splits differ by brokerage, so compare the written terms from each agent you interview.

Frequently asked questions

What is the difference between a Realtor and a real estate agent in Texas?

A Realtor is a licensed agent who is also a member of the National Association of REALTORS and agrees to follow its Code of Ethics. Every agent who represents buyers or sellers in Texas must hold a state license, so the license check and the interview tell you more than membership does.

Do I need a buyer’s agent to buy a home in Plano?

You can buy without one, but the seller’s agent and a builder’s sales staff work for the seller or builder, not for you. A buyer’s agent negotiates price and repairs and keeps you on the contract deadlines, including the option period.

Can I change agents if the relationship is not working?

It depends on the term and termination terms in the listing or buyer agreement you signed. Raise the problem with the agent first, then with their sponsoring broker, who supervises the agent. Ask any new agent to review your current agreement before you sign another.

Is a real estate team better than a solo agent?

A team can split pricing, marketing, showings and negotiation so someone is always available, while a solo agent gives you one point of contact for everything. Bale Real Estate Group is a two-person team, with Gary and Linda each holding a defined role.

Should one agent handle my Plano sale and my next purchase?

One agent or team handling both can line up closing dates, contract contingencies and move timing so you are not carrying two homes or left without one. Ask how they would sequence the two transactions and which contract terms would protect your timing. Make sure both agreements spell out compensation for each transaction.
