Homeowners Insurance in North Texas
Compare Coverage Before You Commit.
Get a property-specific quote early and understand deductibles, exclusions and ownership costs.

Request an insurance quote for the specific home early in your purchase process. A seller’s premium or a general online estimate is not a reliable substitute for a quote based on your coverage choices and circumstances.
Compare More Than the Premium
Ask a licensed insurance agent to explain the dwelling limit, deductibles, exclusions and endorsements in each proposal. Replacement cost and actual cash value coverage pay differently; actual cash value accounts for depreciation. Most homeowners policies exclude flooding, which requires separate consideration.
Use the Texas Department of Insurance shopping checklist when comparing proposals.
Questions to Ask About the Roof
- How does the roof’s age, material and documented condition affect this quote?
- Does the roof have replacement cost coverage, actual cash value coverage or a payment schedule?
- What wind and hail deductible applies, and what is that amount in dollars?
- Are there exclusions or repair requirements that affect when coverage can begin?
Gather available roof invoices, inspection findings and repair records. Share relevant information with your insurance agent and resolve underwriting questions while there is still time to evaluate your purchase.
Build a Property-Specific Comparison
Keep one comparison sheet for each home on your shortlist. Record the annual quoted premium, the effective date, the carrier, and the agent’s explanation of the coverage. Ask your lender how the quote changes your estimated payment and cash needed at closing.
A lower premium deserves a closer look if it comes with a larger deductible or narrower protection. Choose a policy with your insurance professional based on the coverage and out-of-pocket exposure you understand.
Before Closing
- Send the insurer the property address and requested documents.
- Confirm the final coverage terms and any outstanding conditions.
- Have the lender confirm that the policy meets its requirements.
- Verify the effective date against your closing and possession arrangements.
- Keep policy documents and inspection records where you can find them after the move.
Common Buyer Questions
Can I use the seller’s insurance cost in my budget?
Use it only as background. Obtain your own quote for the property before relying on an insurance figure in your budget.
Who should explain exclusions and coverage choices?
Your licensed insurance professional should explain the policy and recommend coverage appropriate to your situation. Bale can help coordinate property information and the purchase timeline.
