Inspection and Repair Negotiations for Shaddock Creek Estates Sellers

An inspection report and a repair request are different things. Review what the inspector observed, what the buyer is asking you to do and what the contract requires before agreeing to work or changing the price.
Start With the Contract and Deadlines
Confirm the transaction’s inspection and option-period dates with your Realtor. When an option period applies, the buyer can inspect and seek a negotiated amendment. A repair request does not by itself create an agreement to complete every item. Review the signed terms before responding.
Sort Findings by Consequence
Separate safety concerns, active leaks, major-system defects and structural questions from maintenance notes and cosmetic preferences. If the report raises a foundation, roof, HVAC or pool concern, obtain an appropriate specialist’s assessment rather than treating every comment as a confirmed replacement expense.
Make the Requested Work Specific
For a Shaddock Creek Estates property with a pool or multiple HVAC systems, identify the exact component and location involved. A request to “repair the pool” or “fix the AC” leaves too much uncertainty. Discuss the scope, qualified contractor, completion timing and documentation before an amendment is signed.
Compare Work With a Negotiated Financial Adjustment
Consider contractor availability, access, the closing schedule and the buyer’s preferences. A price change or credit may be discussed instead of work, but any proposed credit must be reviewed with the lender and title company for the transaction. Do not assume every arrangement is available.
Keep Documentation Through the Final Walk-Through
Retain invoices and any relevant warranties for agreed work. Schedule completion with room for follow-up before the final walk-through. Confirm how completed repairs will be communicated and how any outstanding issue will be handled.
Keep Appraisal Issues Separate
Repair negotiation addresses condition and the parties’ agreement. An appraisal concerns the lender’s valuation. If the appraisal is also an issue, review it separately rather than combining the two decisions into one unexplained concession.
